If so you will need to consider whether you have had Building Regulation approval for that through lounge opening or the removal of removal of chimney breast.
We have recently come across many situations where home owners are unaware if they have had Building Regulation approval. All that they can remember id that they payed for a builder to undertake these works and so thought it was all legal!!
Hmmm……Well surprise surprise they were in for a wee shock! No building regulation approval.
To compound matters further, it was discovered that the beam supporting the through lounge opening was not of sufficient capacity and neither were the foundations!
Oh yes and there were no supports (gallows brackets or beams) in place for the support of the chimney flues in the loft post removal of the chimney breasts.
Ok don’t panic……..

One of our structural engineers will visit your property to take measurements and then then produce structural calculations to prove if the structure (beams, walls, columns or foundations) in place are appropriate. If in the event that they are not, we will advise you of would need to be implemented in order for these structural elements to comply with Part A of the Building Regulations.
